It brings together places to shop and eat with residential streets that can feel tucked away from the activity and hustle and bustle.

A Mill Creek address and a home inside Mill Creek city limits are not always the same thing. ZIP code 98012 also includes surrounding areas, and some homes in that ZIP code use a Bothell mailing address.

Why does this matter? The exact location can affect city or county services, school assignments and which nearby homes make useful price comparisons. A home advertised as being in the “Mill Creek area” may sit outside the incorporated city. 

When comparing properties, look beyond the mailing address, and be sure to check the actual location, neighborhood and property details so you have a clearer picture of what you're buying - or how to position your home for sale.

 

Mill Creek Neighborhoods and Housing Choices

 

Mill Creek has several different residential settings. These are broad ways to compare the area, rather than formal neighborhood boundaries.

Established golf-course-area neighborhoods

The original community evolved around what is now the Mill Creek Country Club and the golf course. Mature landscaping and a long-established residential setting are part of the areas appeal - also known as Mill Creek proper.

When touring established homes in Mill Creek, look at how the space works for you. Does the floor plan offer the rooms you need? How much sunlight reaches the living areas? Is the yard easy to use and maintain? Two homes of similar age and size can feel very different once you step inside. Homes situated within Mill Creek proper and found along the Village Green Dr loop, tend to have larger, wooded lots. Some people love the look and feel of large evergreens towering over their homes - providing privacy and shade, but it may not be for everyone. Due to this, I highly encourage you to drive the area, and physically visit and tour any property you're considering purchasing. Homes near the Town Center

If being near coffee, dinner and everyday services is high on your list, start by exploring the housing around the Town Center. Then walk the actual route from each home you're considering. Distance on a map doesn't tell you about sidewalks, crossings, or hills. Some developments are just a short walk to the Town Center, but others it would be a lengthy endeavor.

If you're looking at a condo or townhome (a few are located within the town center), consider the full monthly ownership cost (HOA, potential special assessments, etc) and how well the layout and yard, or lack thereof fits your needs. Outdoor space, stairs, parking and storage can matter just as much as square footage.

Other Mill Creek neighborhoods and nearby 98012 communities

Looking beyond the original community opens up additional detached homes and attached housing. Compare each location on its own merits: yard space, home condition, road access, nearby development and how it fits your day-to-day routine.

Some nearby areas are marketed with the Mill Creek name even though they are outside city limits. I can help you sort out those differences and compare homes on a consistent, fair, and realistic basis.

Mill Creek Town Center and Everyday Living


Mill Creek Town Center
brings together restaurants, shops, services and community events along a pedestrian-friendly Main Street.

 

It's actually a great place to start a visit to Mill Creek to get a sense of the city and community. You can walk around the Town Center or the adjacent North Creek trail, stop for coffee, a meal, or some ice cream, and get a great feel for the setting and all the amenities. I'd say the appeal is practical as well as social. Having several stops in one area can make it easier to combine errands with lunch, grocery shopping, coffee, and a walk. The Town Center's not the only game in town as there are many additional shopping and services that are spread along Bothell-Everett Highway and nearby commercial corridors.

For someone comparing homes, the question is how close do you want to be to the activity. One buyer might prioritize a short walk to dinner. Another may prefer a home farther from commercial streets, stores, and traffic. Neither choice is right for everyone.

Mill Creek Parks, Trails and Recreation

 

Parks and trails are a notable part of Mill Creek. The city lists 11 city parks, along with additional neighborhood parks and nature trails. A few places to explore include:

  • North Creek Trail:  A walking and biking route along the greenway, with entrances along Main Street.

  • Heron Park:  A playground, nature trails, picnic space and a pickleball/tennis court.

  • Cougar Park:  Play areas, nature trails and picnic facilities.

  • Mill Creek Sports Park:  Sports fields, a skate park and a small playground.

  • Library Park:  A playground, picnic tables, a nature trail and the Veterans Monument.

When looking at a nearby home, visit the park or trail entrance too. Notice the walking route, parking and activity level. A nearby amenity may be a benefit, but the experience depends on the specific property.

Schools and Commuting in Mill Creek


Checking school assignments

The City of Mill Creek is served by Everett Public Schools. Area schools include Mill Creek Elementary, Heatherwood Middle School and Henry M. Jackson High School, but those names are not an assignment guarantee for every Mill Creek-area home. You can review the Everett School District School boundaries here.  

 

Always confirm enrollment, programs and transportation directly with the relevant district. Boundaries can change, and website maps and information may not get updated in a timely manner.

Roads, commutes and public transportation

Bothell-Everett Highway (SR 527) is a main route through Mill Creek. Depending on the property and destination, your drive may also involve 132nd Street, 164th Street, Hwy 9, and/o I-5 or I-405.

Rather than relying on one estimated drive time, test your route during the hours you'd normally be commuting. Include the trip home and any regular stops along the way. You can use this guide I created to help.
