Why Snohomish County?

One of the things I appreciate most about Snohomish County is just how much variety there is.

Within the county, you'll find established suburban neighborhoods, historic downtowns, waterfront communities, newer developments, homes on acreage, rural properties, lake communities and areas that provide easier access to Seattle and Eastside employment centers.

That variety is great, but it also means there really isn't one single “Snohomish County housing market.” A home in Mill Creek can compete very differently from acreage outside of the town of Snohomish. A property in Lynnwood will attract a different buyer than one in Lake Stevens, Marysville or Arlington.
 

That's why both buyers and sellers benefit from looking beyond countywide averages and understanding what's happening within the specific neighborhood, community, property type, and price range they're considering.

Snohomish County currently has more housing inventory than it did a year ago, giving buyers more choices and making accurate pricing increasingly important for sellers. Homes that are properly priced, well prepared and effectively marketed can still attract strong buyer interest, while properties that start too far above the market may require additional time or price adjustments.

Countywide numbers are helpful for understanding the overall direction of the market, but your individual neighborhood, property type, condition and price range may tell a very different story.

SELLING A HOME IN SNOHOMISH COUNTY

Selling a home successfully involves much more than putting it on the MLS and waiting for an offer. Pricing, preparation, timing, presentation, marketing and understanding the competition all influence how buyers respond, and ultimately what you walk away with.

My approach starts by understanding what matters most to you. From there, we'll develop a practical selling plan based on your property, your timeline, and the current market conditions in your specific area of Snohomish County.

Before talking about price or marketing, I want to understand your situation.

Preparing a home doesn't mean remodeling everything.

We'll identify the cleaning, repairs, maintenance, landscaping, staging and improvements most likely to matter to buyers - and just as important - which projects may not be worth the cost or effort.

The goal isn't to create a perfect home. It's to present your home at its best while making sensible use of your time and money.

 

4. Understand Your Estimated Net Proceeds

The highest sale price isn't always the offer that puts the most money in your pocket.

Before listing, we can estimate commissions, Washington real estate excise tax, closing expenses, potential credits, mortgage payoff and other selling costs so you have a clearer idea of what you may actually net from the sale.

5. Professionally Market the Property

A home's first impression increasingly happens online.

Depending on the property and selling strategy, my marketing includes professional photography, drone photography, 3D / virtual tours, compelling and relevant listing content, online promotion, open houses, and targeted exposure designed to present the property clearly and attract the highest volume of qualified buyers.

 

6. Evaluate the Entire Offer

Price matters, but it's only part of an offer.

We'll also review financing, contingencies, inspection terms, appraisal risk, buyer credits, closing dates, earnest money and other details that can affect both the strength and certainty of the transaction. My job is to help you understand the trade-offs so you can choose the offer and terms that best support your goals.

One of the biggest mistakes buyers can make is focusing almost entirely on the home itself.

The property underneath it—and what's around it—can be just as important.

Properties near rivers, floodplains and other low-lying areas may warrant additional review of FEMA and local flood information, insurance requirements and historical conditions.

But distance on a map doesn't always tell the whole story.
